I'm passionate about managing short term rentals and dedicated to providing homeowners with the same exceptional service and care that we'd want for our own home.

Yes, however, there are some rules and guidelines to be followed. First, you'll need to determine whether or not you have the right zoning for short-term rental. Next you'll need to find out if your neighborhood or community has a room tax ordinance and any building code requirements for operating a short term rentals. You'll need to submit an application to acquire a Short Term Rental permit from the city of Destin. You'll also need publish the proof of the permit, and will need to collect and remit State, County and Local taxes.

Yes, there is a tourist development tax, county local option tourist tax, as well as FL sales tax. Before collecting any short-term rental taxes from your guests, you need to be aware of whether any taxes have already been collected for you. Short-term rental managers are required to register with the Florida Department of Revenue and collect Florida short-term rental taxes for hosts when the listing is booked. If taxes aren’t being collected for you, such as when guests book directly with you rather than through a marketplace, you’re responsible for collecting and remitting taxes. The sales tax rate charged is based on the location where the lodging is furnished. A basic room tax, an additional room tax and a municipal room tax may also apply, depending on the location of your short term rental property.

We typically get homes onboarded in 2-3 weeks. Once you are signed, we work at ludicrous speed to get the “go live” walk-through and photos scheduled. Once those items are complete, we will then create your listing and send that along with pricing for your approval to ensure we are on the same page prior to going live!
When you partner with Grand Welcome, you will be free to come and go from our program as you please. All we ask is that you give us a 30-day advance notice if you do choose to remove your home from our program.

You are free to use your home for as much personal use as frequently as you’d like – but if you plan to only rent out your home occasionally or solely outside of peak seasons, your home may not be a great fit for our program.
Regarding pets, that’s completely up to you! It can help increase revenue as you are able to charge more per night. We do charge guests an additional non-refundable fee, which goes directly to our housekeeping vendors as pets typically require a deeper clean. If there is any damage caused by a pet, we will charge the guest accordingly. Please note that we are legally not able to prohibit service animals.
